They should also be trustworthy, recommended by other expatriates, for instance. Well-founded agencies usually meet these standards below:

  • According to the civil law 2005, the third-party ought to prove that they delegate the house owners along with the dwelling’s legal-related papers. They need to show the tenants that they are eligible to work out the deal.
  • Tenants also need to bring out their papers such as ID, passport, etc to make the process valid if there occur any conflicts in the future.

2. Always double-check the house’s conditions

Before signing any kind of contract, try to do a little research over legal information relating to the property. For example, you need to find out if the house is on urban planning, or discord, etc. Besides, you should be aware of the actual current house’s state.   • The next thing to keep an eye on is the water pipes, plumbing, drains, water status. Your water pipes are not supposed to have leaks, no stagnation. The water itself is clear, odorless, and colorless.
  • Electrical wires, cables, outlets, and switches shall remain in great condition.

3. Study your lease agreement and its legal regulations.

Once you are keen on a property, the next step is to learn about your lease’s details as well as renting protocol. Reading thoroughly your contract over its conditions, headlines, notes, etc., and if any further questions or unexpected tokens. The two parties have to discuss, compromise to come to an agreement over fixed terms and conditions that validate your lease. Here are some basics to a renting contract:

  • Tenants’ and landlords’ information
  • Length- Rental or rental period
  • Rental payment relating conditions
  • Extra charges: water, electricity, trash, internet, damages, or issues charges which affect a rental unit’s liveability. It would be the landlord’s responsibility to fix these damages at no cost to the tenant.
  • If you live in an apartment complex, you also need to consider the maintenance fees, managing fees, receptionists, lighting, etc.

4. Consider the neighborhood

Choosing your right living neighborhood is another major decision you have to make. Once you find the area that is appealing to you, it makes it easier to pick your home anyway. Quick research with crime level, your own personal references, distance to everything that makes your daily life more comfortable.

If it’s your first time renting out in Vietnam, especially in Saigon, “examining” the surroundings in which you are going to spend some time is advisable. A more multicultural community such as d2, d1, d7 or a closer approach to explore locals’ life in other districts, it’s your call. In fact, it doesn’t matter where you would stick to, a higher secured neighborhood is still a priority.

Consider factors such as pollution( near a dumpster, factory), if there is better access to local markets,  hospitals, schools, etc. Another concern is whether it’s convenient to commute to work. The parking lot should be spacious enough with cameras installed, and security guards hanging around.
